How does the Sweetly Home Swap work?

Sweetly offers a home trade-in program designed to help you buy, and move into your next home before selling the current property.

  1. Sweetly will advance a portion of your current home equity AND get you pre-qualified for a new loan so that you can shop confidently and make solid offers not conditional on financing.
  2. Sell for top dollar! Sweetly will provide up to $25,000 for the right improvements to ensure your previous home sells for the most money possible.
  3. Move into your new home, before you sell the current home! Skip the public showings on the home you live in by moving into the new home before your current property even goes for sale.
  4. Pay only 1 mortgage! While your current home is listed, Sweetly pays the mortgage. You pay us back once the home is sold.
What's the cost of the Sweetly Home Swap?

Sweetly charges a normal REALTOR® commission on the home you’ll sell. Our fee is 7% of $100,000 plus 3% on the balance of the sale price. We do this to EARN your business.

Sweetly really wants to be your REALTOR®! We don’t charge more, we JUST DO MORE to earn your business.

  1. Sweetly will advance a portion of your current equity *interest free for 60 days (5.9% thereafter), to help you buy your next home.
  2. Sweetly will even pay the mortgage costs on your old home so that you only make the payments on the new home.

Why do we do this? Simple! WE WANT TO EARN YOUR BUSINESS! We’re making it easy on you - to do business with us!

Will I need to make two mortgage payments?
No. With the Sweetly Home Swap you only make the mortgage payments on the new home while Sweetly handles the mortgage on the home you plan to sell. We record all the payments we make and we are repaid when the old home sells to a permanent buyer.
What happens if my old home doesn't sell?
Sweetly buys it! If your home doesn’t sell within 120 days, Sweetly will buy it and resell it under the terms of our Sweet Sale program. You’ll get all the proceeds (less our fee) once we resell the home on the open market.
